When NYC records disagree about who owns a property
Records disagree because each is updated on its own schedule and spelled its own way. The most recent recorded deed sets the legal owner; the tax roll and registration usually catch up later.
Reviewed
| What you see | Likely reason | What to do |
|---|---|---|
| Tax roll names the previous owner | Recent sale not yet on the roll | Check the latest deed's recording date |
| Same company, different spelling | Abbreviations, punctuation, LLC vs L.L.C. | Treat as one entity if the address matches |
| Registration names someone else | Owner filed late, or a managing agent | Read the role, not just the name |
| Owner is an estate or a trust | Owner died or holds through a trust | Look for the executor or trustee on later documents |
Hercules shows each record's owner name beside its source and date, so a mismatch is visible instead of hidden behind one name.
