Owner of record, beneficial owner, contact: the difference
The owner of record is the entity on the deed. The beneficial owner is the person who ultimately controls it. Officers, managing agents and registered agents are roles in records, and none of them is automatically an owner.
Reviewed
| Role | Where it appears | Owns the property? |
|---|---|---|
| Owner of record | Latest deed, tax roll | Yes, legally |
| Beneficial owner | Rarely in public records | Controls it, often through an LLC |
| Head officer | Housing registration | Often a principal, not always |
| Managing agent | Housing registration | No; runs the building |
| Registered agent | State LLC filing | No; receives legal papers |
| Mortgage signer | Recorded mortgage | Signs for the owner; often a principal |
Keep each name with its role and source. When you reach out, the managing agent is usually the fastest route to the owner, but it is not the owner.
