How to find the person behind an LLC that owns NYC property

New York does not publish the members of an LLC. You find the people behind one by joining other records that name a person beside the entity: deed and mortgage signatures, the housing registration, and the company's filing address.

What the state filing gives you

The New York Department of State lists each LLC's name, formation date and an address for service of process. Members and managers are not listed, and the service address is often a lawyer or a registered agent rather than the owner.

Where people's names do appear

  • Deeds and mortgages: the person who signs for the LLC, often as managing member, is named on the recorded document.
  • Housing registration: buildings with three or more units list a head officer, and often an individual owner, for the LLC.
  • Other properties at the same mailing address or with the same signer, which can reveal a portfolio.
  • Court filings: a foreclosure or lien case can name a guarantor.

How sure can you be?

Treat a person as connected to an LLC only when a record names them in a role. A shared mailing address or a similar company name is a lead, not proof. A registered agent is not an owner.
