How to verify owner contact information before outreach
Before you reach out, confirm three things: the person has a real role in the property, the contact detail is theirs and current, and you are allowed to use it for the kind of outreach you plan.

- Role: is the person the owner of record, a principal, or only an agent? Note the record that says so.
- Recency: when was the contact last seen in a source? An old address is a lead, not a fact.
- Match: does the mailing address match the deed or registration, or only a similar name?
- Permission: check do-not-call lists and the rules for calls and texts before dialing.
