How to check if a NYC property is on the tax lien sale list

The short answer

New York City sells liens on properties with unpaid property taxes, water and sewer charges and some other city charges. Before each sale the city publishes the list of properties at risk and sends notices to owners. To check one property, search its address in the free Hercules tax lien lookup, which shows whether it appeared on a lien sale list, in which month, and whether the debt was water and sewer charges only.

How the lien sale works

  1. The city sends owners with qualifying unpaid charges a notice that their lien may be sold.
  2. It publishes the lien sale list and updates it as owners pay or enter payment plans.
  3. Liens still unpaid on the sale date are sold to a trust, which adds interest and fees.
  4. A sold lien that stays unpaid can lead to a foreclosure by the lienholder.

Check one property

  1. Search the address in the Hercules tax lien lookup.
  2. Read the list month and the notice stage the property appeared on.
  3. Note whether the debt was water and sewer charges only, which often means a smaller amount.
  4. Open the full report to see the owner, mortgages and any open foreclosure case on the same lot.

What it means for an investor

A property on the list has an owner who has fallen behind on city charges. Several years on the list, an open foreclosure case or open violations on the same lot point to an owner under real pressure. Many owners pay before the sale, so treat the list as a signal to research, not as proof the lien was sold.

This guide explains public records. It is not legal advice; confirm anything you rely on with the court, the agency or a lawyer.

Questions

Does being on the list mean the lien was sold?
No. The city publishes the list before the sale, and many owners pay or enter a payment plan before the sale date.
Is the lien sale list a good source of motivated sellers?
It is one signal. Combine it with the owner's equity, any open foreclosure case and whether the owner lives at the property before you reach out.
Is the Hercules tax lien lookup free?
Yes. The lookup by address is free. A full property report uses credits, and your first one is free.
